End of Tenancy Cleaning for Shirley Flats and Let Houses

Lettings in Shirley sit in a short list of identifiable places. B90 is mostly owner-occupied semis and detached houses along and behind the Stratford Road, so the rented stock is concentrated, not spread through every street, and there is no student changeover season here to plan around.

Those places are the apartments and townhouses at Parkgate, the flats above and behind the Stratford Road frontage, and now and then an older house being let out by owners who moved on without selling it. Shirley is in Solihull, roughly twenty-five minutes from our Selly Oak base, and we work it on planned days.

Parkgate flats and older lets fail a check-out differently

Two property types here, and they fail a check-out in different ways. The modern Parkgate flats are quick and conventional but unforgiving: pale flooring, white gloss units, glazed shower screens and an integrated oven, all of it photographed close up by a clerk with nothing else to look at. The older houses are the opposite, with detail everywhere a departing tenant never touched, from skirtings and deep window reveals to a conservatory that has been used as a store room and a utility off the back. On A34-facing properties the internal front sills and glass carry road film that photographs exactly like neglect.

  • Parkgate apartments with pale flooring, gloss units and glass screens, where every mark photographs
  • Integrated ovens, still the item deductions get argued over more than any other
  • Older private lets on the avenues with skirtings, reveals and a conservatory nobody has touched
  • Bathrooms in small original rooms, where grout and sealant fail an inspection on mould
  • Internal front sills and glass on Stratford Road properties, greyed by road film and easily read as neglect

Working to the inventory, kitchen first, in a B90 let

Your check-in inventory is the document we work to where there is one, and the standard clerk checklist where there is not. Kitchens come first in the order, because that is what deductions get made over: inside the oven, the racks and the door glass, the hob, the hood and its filter, then cupboards front, back and inside. In the bathrooms, grout and sealant are left to soak, never attacked, mould being what an inspection in this postcode turns up. Carpets and hard floors are the last thing touched, extracted with hot water where the tenancy asks for it.

  • Worked against the tenancy paperwork and the check-in report where you can forward them to us
  • The oven, hob, hood and filter sit inside the quoted price and are never billed on top
  • Conservatories cleaned as a room, since clerks list them and tenants rarely go near them
  • Carpet extraction priced as its own line, and evidenced in writing for whoever holds the deposit

Where B90 changeovers happen

Most of the rented stock is Parkgate and the flats around the town centre and Shirley railway station, with a thin scatter of privately let houses on the avenues behind. Nothing about it is seasonal, so a date booked a week or two out is rarely a problem. The older detached houses take longer than a flat because they hold far more surface detail, and a clerk photographing skirtings and reveals finds a rushed job straight away. Parking is off-street or on the block, so a van sitting outside all day bothers nobody.

Why a Parkgate flat and a detached let price apart

Two property types, and they do not fit one price table. A two-bedroom flat at Parkgate is a half-day and fairly predictable. A four-bedroom detached behind the Stratford Road, with a conservatory, a utility, three bathrooms and a garage attached, is a full day. Everywhere, the oven is the item that swings a quote most, and one ignored for an entire tenancy can add hours by itself. Beyond that we are looking at how many bathrooms there are, how far into the grout and sealant the mould has travelled, and whether the carpets want extracting as well.

Booking a Shirley check-out clean around the handover date

Once at the end of a tenancy. Nothing in B90 concentrates into a single August fortnight, but Shirley bookings are grouped on scheduled days, so booking a week or two ahead is the way to secure one. What does help is fixing the date around the check-out itself rather than chasing it afterwards, since a property with everything out of it cleans quicker and photographs a good deal better for whoever is holding the clipboard.

Frequently asked questions

Mostly at Parkgate, in the flats by the station and along the Stratford Road, with the occasional privately let house on the avenues. That is where a check-out clean here is usually needed, and the work runs through the year, not in one summer rush.

Not on its own. It removes the cleaning grounds for a deduction, and those are usually the largest part of any dispute. It does not repair wear, damage or a garden left to itself. We work to the clerk checklist, point out plainly where you are looking at damage instead of dirt, and hand you an invoice the agent will accept.

Yes, as a room; many houses here have one. We clean it internally: glass, frames, sills, floor and the doors. The roof and the outside of it are exterior work needing different equipment, and we will say whether your agreement genuinely asks for that before quoting it.

Book a week or two ahead. Shirley bookings are grouped on scheduled days, and nothing here concentrates into one week of the year, so a fortnight’s notice usually secures the date you want.

Only if the agreement asks for it, so check the wording: plenty ask outright and some name hot water extraction specifically. We price it as its own line, separate from the total, and you get written evidence of the work to pass to whoever is holding the deposit.
