Steep Drive and Patio Cleaning in Rowley Regis, Steps Included

Plenty of Rowley Regis properties have a drive on a real gradient, a flight of steps between the pavement and the door, and a retaining wall holding one tier off the next. All three grow algae, and on a slope that stops being a cosmetic question. Green on a level patio looks tired. Green on a steep drive in February is how people fall, and taking it off is well worth doing on these plots.

The other half of it is water management. Everything we rinse off runs downhill, and downhill means your garage threshold, the pavement, or the plot on the tier below. On a level drive that is barely worth mentioning. On a Rowley gradient it is the part of the job that has to be planned before anything is switched on, and it is why we ask about the bottom of the slope at the quote.

A slippery drive, green steps and the retaining wall

Three surfaces on the same plot, all failing differently. The drive greens over and turns slippery because a slope keeps water moving across it, so it never fully dries. The steps go the same way and are worse, because that is where a foot actually slips. And the retaining wall between the tiers, shaded on its lower face for most of the day, usually carries the heaviest growth on the property and is what makes the whole frontage look neglected even when the drive has just been done. On the plots over the old quarry ground there is a fourth problem: made ground settles, so slabs lip and water stands at the low point.

  • Algae on a steep drive, which turns a gradient into a slip hazard
  • Steps between pavement and door, where a slip causes an injury
  • The shaded face of a retaining wall, generally the dirtiest thing on the plot and the most visible
  • Joint sand washing down the slope out of block paving, so re-sanding matters more here than on the flat
  • Settled made ground over former quarry plots, giving lipped slabs and water standing at the low point

Top down, with the bottom edge bunded before any water

We start at the top of the slope and work down, with the bottom edge matted and bunded before the first drop of water is used, so silt does not end up on the pavement or on the tier below. Sound concrete and block paving get rotary cleaning at the right pressure. Retaining walls, render, steps against a wall and anything soft get soft-washing instead, because high pressure aimed downhill into a wall base is how a cleaning job becomes a damp problem. Slurry is recovered and taken away, never hosed towards your neighbour, and where the joints need re-sanding afterwards, that is quoted separately.

  • Top of the slope down, with the bottom edge matted and bunded before any water is used
  • Rotary cleaning on sound concrete and block paving, soft-washing on retaining walls, steps and render
  • Re-sanding quoted separately where joints need it, which matters more on a gradient because rain moves sand downhill anyway
  • Silt recovered and carted off, not flushed onto the pavement or the plot below

The drive, the steps and the wall between the tiers

A B65 frontage is seldom just a drive: there is usually a sloping drive, a set of steps, a side entry and the retaining wall holding the garden above them, and the wall is what people notice afterwards. The estate housing around Rowley Village has concrete and block-paved drives on a gradient. The terraces on the streets climbing towards Turner’s Hill have steps, stepped paths and retained frontages. Spring is the season, once winter growth has shown itself, and neighbours on the same tier can book together. B65 is covered on set days, so booking ahead is the way to get the week you want.

Gradient, containment and wall faces: what the quote covers

Area sets the base and the gradient adjusts it, because a slope is slower to work and the run-off control is real setup time. The other variable is what is at the bottom: a drive falling towards a garage threshold or a neighbour’s boundary needs more containment than one draining to a road gully. Retaining walls are priced by face area. Where block paving is cleaned, re-sanding is quoted separately when the joints need it, because on a gradient unsanded blocks work loose within a season.

A yearly safety interval on shaded slopes and steps

Annually for a shaded slope, and on steps or a steep drive treat that as a safety interval. The growth does return within the year on this ground, so one clean will not last three. A drive in full sun that drains properly can stretch to two years. Retaining walls facing away from the sun are the fastest to green up again and are worth putting on the same annual visit as the drive in front of them.

Frequently asked questions

Yes, and it is the job most worth doing here. The slipperiness is algae, not the surface itself, and taking it off restores the grip properly. On a shaded gradient it is worth repeating each year, because the same conditions that grew it the first time have not gone anywhere.

Planning, before any water is used. We mat and bund the bottom edge before starting, work down from the top, and recover the silt to take away. Left to itself it would end up on the pavement, against your garage threshold or on the plot below you.

Usually, yes, because it is often the part that makes the visible difference. The shaded face of a wall between two tiers grows more than the drive sitting in front of it, so cleaning the drive alone can leave the frontage looking much the same from the road. The wall is soft-washed, with no pressure lance.

Yes, and more so on a slope. Cleaning takes the kiln-dried sand out of the joints, and on a gradient rain keeps washing it downhill even when it has not been cleaned, so unsanded blocks start to move within a season. Re-sanding is quoted separately when the joints need it, and you have the figure before we start.

Yes, we can clean it, but it helps to know what you are looking at. On plots over former quarry workings the made ground settles unevenly, so lipped slabs and a puddle at the low point are a levelling problem, not a dirt one. Cleaning improves the look. Only relaying fixes the fall.
