Bordesley Green Deep Cleaning for Terraces and Maisonettes

A Bordesley Green house is often in use at all hours, with Heartlands close by and plenty of people working shifts. That changes the job in a practical way. The kitchen can turn out meals at any hour, the bathroom gets used late and early, and somebody may be asleep upstairs while we are working downstairs. We agree the room order around that before we start.

The other steady source of this work is the area’s rented terraces and maisonettes. Tenants take on a terrace or an ex-council maisonette that has been let continuously for years and want it reset once, properly, before they settle in. Landlords buy the same job at the other end of a tenancy. Both are one-off bookings, not the start of a routine, and we price them that way without trying to talk anyone into a contract.

A B9 terrace in use around the clock

What drives deep cleaning in Bordesley Green is hours of occupancy rather than anything unusual about the buildings. A late-Victorian terrace with one kitchen and one bathroom copes reasonably well when everybody leaves at eight and comes back at six. It copes far less well when the property is in use across the full twenty-four hours. Cooking grease settles on tiling, cupboard doors and the extractor canopy faster than any weekly clean reverses, and a bathroom that never gets a dry six-hour stretch grows mould in grout and silicone. The post-war maisonettes add small internal bathrooms with no window at all.

  • Kitchens in B9 loading up at both ends of a rota, so the extractor canopy and the tiling behind the hob go further than the bedroom count would suggest
  • Bathrooms that never get long enough dry to stop mould establishing in the grout lines and the sealant
  • Windowless internal bathrooms in the post-war maisonette blocks, where a tired extractor fan is the only ventilation available
  • Soft Elan Valley water, so what dulls a shower screen here is soap scum and body oil, with nothing scale related
  • Rented terraces reset once at the start of a tenancy, usually paid for by the incoming household

Room order agreed around whoever is sleeping

The room order is fixed with you before anything comes out of the van, because in a rota household the noisy work has to wait until whoever is asleep is up. Dry work leads, from the tops of doors, picture rails and stair bulkheads downwards. Then the kitchen is taken apart: filter lifted out of the extractor and stood in degreaser, canopy face stripped back, oven cavity, racks and door glass done, tiling and grout dosed with degreaser and left alone to work. Bathrooms are cleaned at grout level rather than over it, and we keep the kit inside whichever room we are in.

  • A room sequence settled with you first, so vacuuming and machine work happen after a night shift finishes sleeping
  • The extractor filter taken out and left standing in degreaser, since a B9 kitchen hides most of its grease there
  • Degreaser given genuine dwell time on tiling and grout, because pressure is not what breaks down cooking oil
  • Kit carried in from wherever we manage to stop, as nothing on these streets has a drive to unload onto

More detail on the equipment and the order of work: our deep cleaning method.

Deep cleaning a working household near Heartlands

The housing this suits sits on the terraced streets between Bordesley Green Road and the hospital, in the maisonette blocks and the newer infill towards Adderley Park. Timing matters a great deal here. The kerb around Heartlands tightens up as the outpatient clinics get going, so an early start is what lets us stop near the door. Bordesley Green is covered on set days, from 8am, so booking ahead is the way to get the date you want.

Kitchen state, bathrooms and communal stairs in the figure

Condition sets the figure, and in this area the kitchen usually sets the condition. A property where the filter has never come out of the extractor and the tiling carries years of cooking takes considerably longer than a larger, better kept one. Beyond that, what moves a Bordesley Green quote is how many bathrooms there are, how deep into the silicone the mould has rooted, whether we are cleaning empty rooms or working round furniture, and whether a flat means hauling equipment up two communal flights. We give a flat figure, not an hourly rate that can quietly grow. Send photographs of the kitchen and each bathroom and we will fix that figure before you commit.

Twice a year for a household working shifts

Twice a year suits a household running to shifts, because a property in use around the clock undoes a single annual reset well before the twelve months are up. Once a year is right for the smaller infill flats and for maisonettes with one or two occupants. Rented houses tend to get one deep clean at the start of a tenancy and then nothing further until the property changes hands, which is a perfectly sensible way to buy it.

Frequently asked questions

Yes. Tell us which room is occupied and roughly when it frees up. We start with the rooms well away from it, keep the quiet hand work for the early part of the visit and save vacuuming and machine work until later. Where a rota makes even that difficult, we can split the property across two shorter visits.

Yes, and it is the cheapest time to do it, because empty rooms take a fraction of the time that furnished ones do and nothing has to be worked around. Once boxes and wardrobes are in place, the skirtings, floors and cupboard interiors underneath them are effectively out of reach. If your landlord has already had the property cleaned, tell us and we will say whether a second pass is worth your money.

Yes, usually a lot of it. This is not a water hardness issue: Birmingham is fed soft from the Elan Valley, so what you are looking at is mould living in a room that never dries. Growth on the surface of grout and silicone cleans out. Where it has rooted through the sealant itself, the silicone needs cutting out and replacing, which on a let maisonette falls to whoever owns the property. We will say which of those two situations you are looking at before we quote.

Usually, though not always directly outside, which is something we build into the schedule. The kerb near the hospital is busiest through the middle of the day. We start early where we can, find a space somewhere on the street and carry in.

Yes, but the person who buys that is the freeholder or the managing agent, not an individual leaseholder, because the communal parts are not yours to commission work on. If you pass us the managing agent details we will quote them directly for the stairs, landings, entrance hall and entrance glass. Inside your own flat you can book us yourself with no involvement from anybody else.
