Driveway Cleaning in Solihull That Leaves Resin Aggregate in Place

Resin-bound driveways are the reason to read this page before you book anybody. They have gone in right across the borough over the last fifteen years, particularly on the larger detached plots, and they do not behave like block paving. A rotary head at full pressure strips resin from around the stone and lifts the aggregate out in patches, and there is no repair for that short of a new topping. We clean resin at low pressure and let the chemistry do the work.

The rest of the surface work here is large but conventional. Block-paved drives on the older detached houses, concrete and tarmac through B92 and near the town centre, and increasingly porcelain terraces laid flush to a set of folding doors on a rear extension. That is four surfaces with four different answers, so the first thing we do on any drive in this borough is establish which one we are standing on before a single machine is switched on.

Resin, block and porcelain on shaded, established plots

Demand here is about protecting surface value more than rescuing neglect. These are expensive drives and terraces, generally well laid, and what happens to them is organic growth and staining, not wear. Big plots with mature trees keep large areas shaded and damp, so algae establishes on the north side and never really goes. Resin-bound holds that growth down in the texture between the stones and looks tired long before it is anywhere near worn out. Block paving loses its jointing sand and takes weed into the open joints. Porcelain stays sound, but the joints between slabs green up and a flush threshold needs water taken away from it.

  • Resin-bound drives that aggressive washing ruins by lifting the aggregate out of the resin
  • Large shaded areas on established plots, where algae takes hold on the north side and stays there
  • Block-paved drives losing kiln-dried sand out of the joints, with weed following into the gaps
  • Porcelain terraces laid flush to folding doors, where water has to be drawn away from the threshold, never under it
  • Long drives where the outside tap is nowhere near the far end, so the run has to be planned before anything starts

No rotary head on resin, and water kept off flush thresholds

The surface is identified before we begin, and on one Solihull plot there are often two or three of them. Resin-bound is soft-washed at low pressure through a wide fan with no rotary head at all, so the treatment kills the growth and the rinse carries it out of the texture. Sound block paving and concrete take rotary cleaning happily, joints cleared and kiln-dried sand replaced afterwards. Porcelain gets low pressure with the joints treated separately. Water is directed away from flush thresholds and door tracks, and displaced silt is collected, not washed into your borders.

  • No rotary head on resin-bound at any pressure, because that is exactly how the aggregate comes out
  • Rotary cleaning kept for sound block paving and concrete, with re-sanding quoted separately where the joints need it
  • Water directed away from flush thresholds and folding door tracks instead of being pushed under them
  • Silt collected off a long drive instead of flushed into planted borders and lawn

More detail on the equipment and the order of work: patio & driveway cleaning across Birmingham.

Four surfaces on one large plot

The heaviest work is on the larger detached plots, where a drive can run twenty metres up to the house and the terrace behind it can be the size of a whole terraced garden. The semis nearer the town centre are more ordinary in scale: a semi drive, a front path, a patio behind the kitchen. Spring is the natural booking, once the winter growth has shown you what it did, and on the larger plots it can take most of a day by itself, so book well ahead of the set days. Mention the outside tap when you enquire, since on these plots it can be a long way from the top of the drive.

Large surfaces, re-sanding and slow resin work in the quote

Area and condition set the price, and Solihull surfaces are simply large, so the figure can come out higher than people expect. Two points before you commit. Cleaning block paving takes the kiln-dried sand out of the joints, and re-sanding is quoted separately when the joints need it, which on a twenty metre drive is a real quantity of sand and time. And resin-bound is not cheaper for being gentler: low pressure means dwell time and more passes, so the same area takes longer than blasting concrete would. Old oil soaked into porous block lightens considerably without vanishing.

Every year under mature planting, every two in the open

Every year for anything shaded by mature planting, which covers most drives and terraces on the older plots. More open surfaces nearer the town centre sit comfortably at two years. Resin-bound is worth doing annually whatever it looks like, because growth settles down into the texture and lifts far more easily before it has properly established. Spring is the usual slot. Where a sloping drive is the daily route in and out all winter, judge it on grip more than looks and hold the annual interval.

Frequently asked questions

No, not at pressure, because it would cost you a new topping. Resin-bound is loose aggregate held in a resin matrix, and a rotary head strips the resin from around the stone and pulls the surface out in patches. We use a wide low-pressure fan with a treatment that does the work chemically, then rinse the growth out of the texture.

No. Once aggregate has been lifted out, the surface has lost material and cleaning cannot bring it back. That is a job for a resin installer, usually an overlay or a patch repair. What we can do is clean the rest of it without making the bare areas any worse, and we will point them out before we start.

Usually, yes, and on a drive of this length it is not a token amount. Washing block paving pulls the kiln-dried sand up out of every joint, and once it has gone the blocks begin to rock under a car and weed comes back sooner than it did before. It is a real quantity of sand and a real amount of time on twenty metres, so where the joints need it we quote the re-sanding separately at the start.

No, not the way we work. A porcelain terrace laid flush to a bifold threshold has no upstand to protect it, so we work away from the doors rather than towards them, keep the fan angle low across the threshold and clear the track afterwards. It is the one detail on a modern rear terrace where a careless operator causes a problem indoors.

Yes. Plenty of plots here have both, and the method changes at the join: low pressure and no rotary head on the resin, rotary cleaning on the sound block. We allow time for both at the quote, since the resin takes longer per square metre.
