Solihull Gutter Cleaning for Long Runs and Orangery Gutters

The gutter runs on a large Solihull house are longer than people expect, because the length follows the roof and not the frontage. A detached property off the Warwick Road with a rear extension, a projecting gable and a garage block can carry three or four separate runs at different heights, discharging into downpipes that reach gullies some way from the wall. Put mature trees on an established plot above all of that and there is plenty to clear and no safe way for the household to look at it.

The second issue here is the guttering you cannot see. Orangeries and parapet extensions frequently use integrated or concealed gutters built into the structure or the frame, and when one of those blocks it does not overflow tidily down the outside of the house. It backs up inwards. Those are cleared and flushed on the same visit, because leaving them out would mean skipping the expensive half of the problem and calling the job finished.

Long runs, three storeys and orangery gutters you cannot see into

Three things make this a real piece of work in B91 to B93. Height comes first: a run at three storeys above a resin drive or a glass roof is nowhere for a homeowner to put a ladder, and it is nowhere we would put one either. Length comes second, because roof planes multiply on a large detached house and every one of them has its own run and its own outlet. Third is what stands overhead. Established plots here carry mature trees close to the walls, so the runs take leaf through autumn and moss off the tile slope year round, and together those form a bed that holds water.

  • Three and four separate runs at different heights on one house, following the roof planes, not the width of the frontage
  • Concealed and integrated guttering on orangeries and parapet extensions, which backs up inwards when it blocks
  • Mature trees standing close to the walls on established plots, feeding the runs right through autumn
  • Moss washing off large tile slopes and settling as a bed underneath the leaf that holds standing water
  • Runs sitting directly above resin drives and glass roofs, where nobody sensible foots a ladder

A camera-fitted vacuum from the ground, then every downpipe flushed

A vacuum head on a pole, worked from ground level and reaching three storeys, with a camera fitted so you get to see inside the run before and after instead of taking our word for it. The moss and silt bed comes out along with the leaves, because a run cleared of leaf alone still holds water and blocks again by midwinter. Every downpipe is then flushed through to its gully. Integrated and orangery guttering is cleared from the ground with a smaller head on the pole where the standard one cannot follow the profile, and we photograph anything that looks cracked, dropped or parting company with the fascia so you can see it for yourself.

  • Vacuumed from the ground, so nothing leans on guttering, render, a resin drive or an orangery roof
  • Silt and moss lifted out as well as leaf, since the bed underneath is what holds the standing water
  • Every downpipe flushed to its gully, which on a plot this size can be a good distance from the house
  • Concealed and integrated runs cleared from the ground and photographed, because we do not carry out gutter repairs

More detail on the equipment and the order of work: our gutter cleaning method.

Long runs, several roof planes, one visit

The heaviest runs sit on the large B91 plots off the Warwick Road and the Blossomfield Road, where the houses are big and the planting is well established, with more modest work on the streets near the town centre, and around Brueton Park and Malvern Park. Late autumn is when the whole borough wants its gutters cleared within the same few weeks, which is exactly why we schedule Solihull well ahead. Access is worth checking before the day, because rear elevations here sit behind gated side entries and the pole needs a route that does not cross a planted border.

Run length and height count for more than frontage width

Length of run, height and what is actually sitting in it, in that order. A detached house with four roof planes and fifty metres of guttering is several times the work of a town centre semi, and the width of the frontage tells you nothing at all about it. Height adds time on every metre. Integrated orangery guttering is slower again, because its profile is awkward to follow from the ground. A run left untouched for five years costs more on the first visit than on any that follow. Booking well ahead for late autumn is the way to get a slot when the whole borough wants one.

Late autumn every year, and a spring clear under mature trees

Annually for most properties in the borough, booked for late autumn once the leaves are genuinely down and not in September while they are still up. Twice a year where mature trees stand close to the house, which describes a great many of the older B91 plots, with a second clear in late spring after the seed and blossom drop. Orangery and extension guttering benefits from the shorter interval whatever the main runs need, because it is smaller in section and fills long before they do.

Frequently asked questions

Yes, and it is usually the part that most needs it. A concealed or box gutter built into the structure has a profile a vacuum head cannot follow, so it is cleared with a smaller head on the pole and then flushed, all from the ground. We photograph it before and after, because you have no way of seeing into it yourself and no reason to take our word that it was full.

With a vacuum head on a pole, worked from the drive or the lawn, which handles three storeys. On these houses it is not only safer, it is frequently the only option, because directly under the run there is a resin drive, a glass roof or a planted border and none of those is somewhere to foot a ladder. Nothing rests on your guttering or your render either.

Through indirect signs, because it rarely overflows where you can see it: damp appearing at the head of a frame, staining running down the inside face of a parapet, water sheeting off a roof edge where there is no outlet, or a downpipe that stays dry in heavy rain when it should be running. That is what makes it worth scheduling ahead.

Yes. Every downpipe is flushed through to its gully however far it runs across the plot, because a run can be clear at the top and still back up if the pipe or the gully below is blocked. On a large B91 plot some of those runs are long, and we allow the time for them in the quote.

No, we clear gutters and we do not repair or replace them, which is precisely why you can trust the photograph. We have nothing to gain from telling you a joint has failed or a run has dropped off the fascia. We show you what the camera saw, say what we think it means, and leave you to get a roofer or a guttering contractor to price it.
