End of Tenancy Cleaning in Sheldon for Parade Flats and Probate
Sheldon lets and changeovers come one at a time through the year, with no summer wave, which makes each one easier to plan. The date is what matters, and B26 is covered on set days, so booking ahead is the way to secure it.
The work sits in four identifiable places: the flats and maisonettes above and behind the Coventry Road parades near the Wheatsheaf, the pockets of post-war ex-council housing scattered through the estate, short lets taken by people working at the airport or the hotels around it, and probate and executor cleans where a house has been in one family for decades. The standard we clean to is identical wherever it sits.

Parade flats, ex-council pockets, short lets and probate
The four sources fail a check-out in quite different ways. A flat over a Coventry Road parade is small, has a compact kitchen taking heavy use and usually an extractor that has never been apart, and it fronts a main road, so the internal window glass and sills carry traffic film that a departing tenant never touches. The ex-council houses tend to have older fitted carpets that have taken a long tenancy and grout that has gone black round a plastic bath surround. A probate clean is not really an inventory job at all: it is a whole house that has been lived in gently for forty years and now has to be presentable for an estate agent’s photographs, which is a different brief with a different order of work.
- Flats over the Coventry Road parades, where a small hard-used kitchen and a never-opened extractor do most of the damage
- Traffic film on the internal glass and sills of anything fronting the Coventry Road, which check-out photographs pick up plainly
- Ex-council houses coming off long tenancies with worn fitted carpets and mould round a plastic bath surround
- Short lets connected with the airport and its hotels, which end at odd points in the year with no summer block
- Probate and executor cleans of houses held by one family for decades, which are presentation jobs, not inventory ones
Working to the check-in inventory, kitchen first
Where there is a check-in inventory, we work to that document rather than a generic list, and we ask for it before quoting. The kitchen leads, since it is the room a clerk marks hardest: the oven inside and out, its racks and door glass, the hob, the extractor and its filter, then cupboard carcasses, fridge seals and the washing machine drawer. Bathrooms follow, with grout and sealant given dwell time, because soft water leaves mould, not scale, in a B26 bathroom. On a probate clean the order changes: we work for how the house will photograph, so glass, light, floors and the conservatory come first and cupboard interiors second.
- Cleaned line by line against the check-in inventory wherever the tenant or agent can send it over
- Oven, hob, extractor and filter included as standard, never sold on as an extra at the door
- Probate and executor cleans reordered for how the property will photograph for sale, not for an inventory clerk
- Carpet extraction quoted on its own, since only some B26 tenancy agreements call for it

Where the changeovers are in B26
Most of it clusters on the Coventry Road, in the flats and maisonettes over and behind the parades by the Wheatsheaf, in the post-war pockets, and in the occasional short let connected to the airport. There is no August crush here, but we cover B26 on scheduled days, so booking ahead is the way to get the date you want.
Four kinds of Sheldon changeover, four kinds of quote
Size and condition drive it, as anywhere, but the four job types in Sheldon price so differently that one table would be useless. A one-bedroom flat over a parade is a half day. A three-bedroom ex-council house at the end of a six-year tenancy, with carpets to extract and an oven nobody has opened, is a full day. A probate clean of a semi with a conservatory is different again and priced on the room count including that conservatory. The oven remains the single biggest variable in the first two, and worn carpet the biggest in the third. Send photographs and you get a fixed figure.
Give us a firm date and book it ahead
Once per tenancy. Sheldon changeovers happen singly and across the whole year, and B26 is covered on scheduled days, so book ahead as soon as the date is known. The one thing we do ask for is a firm date, not a same-day call, so the day can be built round your handover.

Frequently asked questions
The flats over the Coventry Road parades, the post-war ex-council houses, the occasional short let near the airport and its hotels, and family semis being cleared for sale by executors. Each gets the same standard, with the order of work set by what the property is for next.
Yes. A house held by one family for forty years needs a different order of work from an inventory clean, because the goal is estate agent photographs and a viewing, not a clerk’s checklist. We price it on rooms, conservatory included.
Usually, yes, if you call now. We cover B26 on scheduled days, so booking ahead is what secures the slot, and a fixed date matters more than anything else. We plan the visit round your handover time.
Internally, yes: glazing, frames, sills, door glass and the floor, all of which get photographed. The roof and the outside of the frames are a soft-wash job, not a move-out one, and unless the agreement calls for it you do not need to pay for it.
Yes, on the cleaning lines. We clean to the standard a deposit dispute is judged against, and against your check-in inventory where you have one. What we cannot do is fix wear, damage or a carpet that has simply reached the end of its life. We will tell you at quoting stage which of those you are looking at.
