Gutter Cleaning in Perry Barr, From Tree-Lined Semis to New Runs
The heavier gutter work in B42 is on the older half of the postcode. The interwar and post-war semis lining the roads off the A34 sit under mature garden and street trees, and the properties backing onto Perry Hall Park collect the heaviest load in the postcode. Add the moss that sheds off tiled roofs and the grit thrown up from the main road, and the run holds a wet silt bed rather than a pile of dry leaves.
The new homes are a different case and a surprising one. Gutters on the Residential Scheme, the new homes on the former Games Village site, carry little leaf yet, because the planting is young, yet a first clear there can turn up mortar droppings, sealant offcuts, roofing grit and packaging that went in during construction and has been sitting in the run ever since. Nobody has looked, because the house is new.

Extensions, street trees and building debris in B42 runs
Two quite separate problems share one postcode. On the older semis it is the familiar autumn one, made worse by later rear extensions that add roof planes and a lot more run than the frontage suggests, and by main-road grit binding the moss into a solid bed. On the new build it is not organic at all. Builders’ debris left in a run does not rot down or wash through, and because the guttering on modern homes is small in section it takes very little to reduce the flow. Owners in the warranty years assume a new house has nothing to check, so the first anyone hears of it is water running down the render below.
- Mature garden and street trees on the roads off the A34, heaviest on the Perry Hall Park side
- Mortar droppings, sealant offcuts and roofing grit still sitting in never-cleared new-build runs
- Small-section modern guttering, where a modest amount of debris cuts the flow noticeably
- Extensions on the older semis adding roof planes and run that the frontage does not hint at
- Warranty-era owners who have never had reason to look up at a three-year-old house
Silt bed out and downpipes flushed, all from the ground
A pole-mounted vacuum clears the run from ground level, up to three storeys, so nothing rests on new render, fascia or guttering. We take out the silt bed as well as the loose material, because a run stripped of leaves alone reblocks by midwinter. Downpipes are flushed to prove the whole thing flows. The camera records the condition of the run, and on a new property that report is worth keeping: mortar left in a gutter at build stage is a snagging matter for the developer, not something you should be paying us to find every year.
- Cleared and vacuumed from the ground, with nothing leaning on new render, fascia or balustrade
- Silt and moss bed lifted as well as the loose debris, so the run does not fill again by January
- Downpipes flushed and proven, since a clear gutter into a blocked downpipe still overflows
- Photographs of what came out, which on a new-build run is often evidence for a snagging claim

Old runs and new runs in B42
October and November are the weeks that matter on the older streets, and the roads backing onto Perry Hall Park come first because they drop the most. The Residential Scheme is a different rhythm entirely: those are usually first clears, not seasonal ones, booked by an owner who has finally wondered, or by a managing agent covering a whole terrace or block in one visit. B42 is covered on planned days, with several properties on the same street taken together where possible.
Run length on an extended semi and what sits in it
Length of run, height and how much is in there set the price. A standard semi off the A34 with a modest frontage is quick once it is on an annual cycle. A property with two rear extensions has considerably more run than it looks like from the pavement, and the quote follows the actual guttering, not the width of the house. A first clear on a neglected run always costs more than the ones after it. On the Residential Scheme, where terraces and blocks share continuous runs and the managing agent is instructing, doing the whole run at once means the length is clear end to end after one visit.
Late autumn once the leaves are down, twice under trees
Once a year for the older semis, booked for late autumn once the leaves are genuinely down, not in September while they are still up. Twice a year for anything directly under mature trees or backing onto Perry Hall Park. New homes on the scheme want a first clear regardless of tree cover, because of what the trades left in the run, and after that a yearly clear in late autumn keeps pace as the estate planting matures.

Frequently asked questions
Quite possibly, though not for the usual reason. There are barely any leaves on the Residential Scheme yet, but a first clear there can turn up mortar droppings, sealant offcuts and roofing grit from the build. Modern guttering is small in section, so it does not take much of that to slow the flow.
Almost always the freeholder or the managing agent rather than an individual leaseholder, so if you live in one of the blocks it is worth raising with them before booking anything yourself. We are happy to quote the agent for the whole building, so the entire run is done at once.
No. We clear from the ground with a pole-mounted vacuum reaching three storeys. On the new build that matters because render and balustrades are barely weathered and mark easily, and on the older semis it keeps ladder feet out of the borders and off the drive.
The clear itself is a cleaning job, but the debris being there may be the developer’s problem, not yours. We photograph what comes out of the run and give you the images, because on a home still inside its warranty period that is exactly the sort of thing to put to the developer as a snagging item.
Late autumn, after the trees off the A34 and around Perry Hall Park have actually dropped. Clearing in early September usually means paying for it twice. If a downpipe is gurgling or you can see water coming over the edge now, do not wait for the season.
