Perry Barr now contains two very different homes and both want a household visit. In the older streets off the A34 it is interwar and post-war semis, three bedrooms, a bay, a kitchen and a bathroom and a staircase doing all the work. On the Residential Scheme it is apartments and houses completed from 2022 onwards, compact, modern, with hard floors, a shower room and a lot of glazing for the footprint. The first takes the hours you would expect. The second takes fewer, but not as few as people assume, because a small flat with two hard floors and a full-height window shows everything.
Household needs here run level through the year, so a fixed slot is easy to hold. This page is about the inside of your own front door. The shared entrance, stairwell and bin store in a block are a separate arrangement paid for through a service charge, not part of a household visit.

A34 semis and new flats that show every mark
The two halves of B42 generate different work. In the semis it is the familiar pattern: a kitchen, a family bathroom and a staircase absorbing everything, with a rear extension or a converted garage adding floor area the original house never had. In the new flats the drivers are the finish and the frontage. Modern hard floors and full-height glazing show marks that a carpeted room would hide, and a flat handed over recently often still carries fine construction dust in the tops of frames and behind radiators long after the sparkle clean. Then there is the A34. Traffic on that corridor puts a film on anything facing it, and on a warm day with windows open the internal sills of a main-road frontage pick it up too.

The scope is agreed room by room and written down before the first visit, which in a small flat matters as much as in a house because the difference between a good visit and a poor one is entirely in what was named. Hours go where the household loses ground, usually the kitchen, the shower room or bathroom, and the floors. Access is by key, keysafe or door fob depending on the building, and we set it up once at the start. The visit comes back on the same day. Anything that is a defect, a failed extractor or a leaking trap, gets flagged to you, never cleaned around.

Old streets and new streets on the same day
Visits here are grouped on named days, taking in the semis off the A34 and the roads towards Perry Hall Park and the One Stop, and the newer homes on the streets between Alexander Stadium and Birchfield Island. Perry Barr is about twenty-eight minutes from the Selly Oak base, so booking ahead is the way to secure a slot. Parking is straightforward in the older streets and more constrained on the newer ones, where allocated bays and visitor spaces are limited. Event days at Alexander Stadium tighten access noticeably, so if you know one is coming it is worth saying when you book.
Hard floors, glazing and construction dust in a B42 price
A household visit is priced on the time the property genuinely needs and then held steady. In the older streets the variables are room count and whatever has been added on the back. In the new homes the variables are different: hard floor area, how much glazing there is relative to the footprint, and whether a recently completed property still needs the extra attention that construction dust demands for the first few visits. Pets move the figure in both. Ironing and laundry are named additions, not assumed. Nothing here runs on a minimum term, and if a fortnightly slot turns out to be more than your flat needs, we reduce it.
Closer visits at first in a newly handed-over flat
Fortnightly suits the older streets, with weekly better where there are children or pets. In the new flats fortnightly is comfortable for one or two people, and a one-bedroom apartment rarely justifies more than that. A recently handed-over home is the exception worth mentioning: the first two or three visits often want to be closer together while residual dust works its way out of frames and reveals, after which the interval can drop back. Anything on the A34 frontage tends to want internal glass and sills done more often than a side street does.

Not at all, though it is a short visit and priced as one. Modern flats have hard floors and a lot of glazing for their size, which show marks quickly, so a fortnightly visit keeps them looking right. If your building already has a schedule for the communal areas, that is a separate arrangement and it does not cover anything inside your front door.
No. Birmingham City University closed its City North campus in 2018 and the site became the Residential Scheme. There is no academic-year churn here now, so a regular household slot runs level through the year.
Construction dust works its way out of a building for months. It sits in the tops of frames, in window reveals, behind radiators and in trickle vents, and it keeps reappearing on surfaces after each handover clean. Two or three closer-spaced visits usually settle it, after which a normal interval is fine.
It affects parking and access on the day, not the work. If you know a fixture or an event is scheduled, tell us when you book and we will move the slot out of its way. B42 days are planned in advance, so shifting one is straightforward if we know early enough.
That is bought separately by whoever manages the building and paid for through the service charge, so it is not part of a household visit. If you want your own flat cleaned regularly, that is this page and we invoice you directly. The two arrangements do not overlap and we would rather be clear about that up front.
Yes, and it is worth saying because the Residential Scheme is not all apartments. The new houses run to two or three storeys on a compact footprint, which means stairs, more than one bathroom in some of them, and hard floors throughout that show traffic quickly. That is a longer visit than a flat of the same nominal size, because stairs take time nobody budgets for and a small landing still has to be done properly. We walk the property before quoting instead of pricing off the number of bedrooms, since two houses on the same street can be laid out quite differently inside.
