Bournville End of Tenancy Cleaning for Village Houses and Semis
Bournville is an unusual place to rent. A large share of the homes in and around the village are let by Bournville Village Trust itself, the housing trust George Cadbury set up in 1900 to run the estate he had begun building beside the factory, and people who take one of those houses tend to settle. So move-outs here are occasional events spread through the year, and the typical Bournville leaver has been in the property long enough for the house to show it.
Alongside the Trust homes there are private lets: flats and maisonettes around Mary Vale Road and the Cotteridge side, village houses let by owners who have moved away for work, and a handful of postgraduate sharers on the Bournville Lane side of B30. The standard is the same wherever the property sits: we clean to the checklist an inventory clerk works from.

Long occupancies and Harvey-era joinery at check-out
A long tenancy in a garden-suburb house leaves a particular kind of residue. W. Alexander Harvey’s cottages were built with generous joinery, so there is simply more to be marked down on at check-out: deep skirtings, panelled doors, picture rails, tiled halls and small-paned casements whose glazing bars a departing tenant almost never touches. Kitchens in the older houses often still take a freestanding cooker, and a cooker used for several years without a proper clean is the item a clerk flags first. The interwar semis are more conventional, but after a long let the fitted carpets, the bathroom sealant and the grout are where a deposit goes.
- Trust lettings that turn over one at a time through the year, each after a long occupancy
- Harvey-era interiors with skirtings, panelled doors, picture rails and casement reveals that tenants rarely clean
- Freestanding cookers in the older village kitchens, usually the first thing a clerk marks down
- Long-let interwar semis towards Stirchley with worn fitted carpets and mould in the bathroom grout
- Flats and maisonettes around Mary Vale Road and the Cotteridge side, which turn over more often than the village houses
Kitchen first, then the casement detail a clerk photographs
We clean against your check-in inventory where you have one, and against the standard clerk checklist where you do not. The kitchen comes first because it decides most deposit disputes: oven interior, racks, door glass, hob, extractor and filter, then every cupboard inside and out. In a village house we set aside extra time for the joinery and casement detail that check-out photographs pick up: glazing bars, reveals, sills, picture rails and skirtings. Floors and carpets come last, with hot water extraction where the agreement calls for it. Every part of this is internal, so none of it touches the Trust’s controls on external appearance.
- Worked line by line against the check-in inventory whenever you can send it over
- Extra time set aside for village joinery and casement reveals, which photograph badly if skipped
- Oven, hob, extractor and filter included as standard, never treated as a chargeable extra
- Hot water carpet extraction quoted separately, since not every B30 tenancy requires it

Where move-outs come from in B30
Bournville move-outs come from three places: Trust properties in the village being prepared for the next household, the flats and maisonettes near Mary Vale Road, and private lets on the Stirchley and Cotteridge sides of the postcode. Because they arrive one at a time through the year, a slot within the week is normally possible. Landlords and agents letting a village house need it handed back looking right, and hurried work on original joinery shows up at once in the check-out photographs. Parking in the village is on-street, so an early start before the school run helps on the narrower roads.
A Mary Vale Road maisonette and a four bedroom village house
Size and condition set the price, and in B30 the property type shifts it noticeably. A two-bedroom maisonette near Mary Vale Road is a straightforward half-day job. A four-bedroom village house with a tiled hall, panelled doors, casement reveals throughout and an older freestanding cooker is a different proposition, and pricing the two from one table would be meaningless. The oven is the biggest single variable, and a neglected one can add hours on its own. After that come the number of bathrooms, how deep the mould has gone into grout and sealant, and whether the carpets need hot water extraction.
Once per tenancy, with July and August the tight weeks
Once per tenancy. B30 turnover is spread across the year, so a week of notice is usually enough and a sooner slot is often possible. Late summer is the one crunch: the postgraduate sharers on the Bournville Lane and Cotteridge side leave in the same few summer weeks as the wider student move-out, so book early if your tenancy ends in July or August.

Frequently asked questions
Mostly in two places. A large share of the village is let by Bournville Village Trust and those tenancies run long, while private lets cluster in the flats and maisonettes and on the Stirchley and Cotteridge side. Move-outs come through the year one at a time, which keeps booking simple.
Not one that replaces your own paperwork: your tenancy agreement is the document that matters, so send it over with any check-in inventory and we will clean against it. If something looks like a repair or an external appearance issue, we will point it out and leave it for the Trust.
Internally, yes, including the glazing bars, reveals and sills, because those are exactly the surfaces a clerk photographs. Exterior glass on a village house is a separate window clean with the pure water pole, and we will tell you whether your agreement calls for it.
Usually, yes. If the agreement names carpets, it covers every fitted carpet in the property, stair runners included. Many Bournville village houses have boards downstairs and carpet only on the stairs and bedrooms, which keeps the extraction job small. We quote it separately and confirm in writing that the work was carried out.
Normally, yes. Bournville changeovers are spread through the year, so a slot within the week is usual outside July and August, and we are based close by in Selly Oak. Tell us the date the keys go back and we will work back from it.
