End of Tenancy Cleaning in Small Heath, Worked to the Handover Date
Rented houses in Small Heath do not all change hands in the same fortnight. Tenancies in B10 and B9 end in February and October as readily as they do in July, so what governs this job is not the season but the handover date on the agreement. Somebody has keys to give back on a fixed morning, and everything we do is arranged backwards from that. We work Monday to Friday 8am to 6pm and Saturday 9am to 6pm, and a Saturday slot suits a handover on the Monday.
The outgoing tenant’s own view of the property counts for very little. What counts is the wording that ends up on a check-out report, and those reports repeat themselves: oven cavity and door glass, the hood filter, the seals around the fridge, grout and sealant in the bathroom, the tops of doors, the skirtings. Those lines are what we work through. Send us the check-in paperwork if you still have it and we will clean to your own document.

What a clerk picks up in a Small Heath family let
A Small Heath let has usually been a family home, not a lightly used flat, and that shows in the check-out. The kitchen has been cooking properly for a household, so the grease sits on tiles, cupboard fronts and the extractor as well as inside the oven. The bathroom has been in constant use and the grout shows it. Meanwhile the property is compared against an inventory taken when the house was empty and freshly turned around, and the whole deposit sits on closing that gap. Landlords here are running to tight void periods too, often needing the property cleaned and re-let within days, which puts the pressure on the date as much as the standard.
- Handover dates falling right across the calendar, not concentrated into one changeover season
- Family lets where the kitchen grease is on the tiles and extractor, not just inside the oven
- Short void periods, with landlords needing a house cleaned and back on the market within days
- Check-out reports flagging the same items every time: oven, extractor filter, fridge seals, grout, tops of doors
- Properties still holding furniture or belongings because a family has moved out over several days
Kitchen first, cleaned to the B10 check-in paperwork
Where a check-in inventory exists we work from that document, and where it does not we use the checklist clerks actually carry. Kitchen comes first, because that is what costs people money in B10: oven cavity, racks and door glass, hob, hood and filter, the tiling and grout behind the cooker, cupboards inside and out, fridge and freezer seals. Bathrooms are worked at grout and sealant level. Every room is then detailed down to skirting, frame, switch and cill. A photograph of each finished room goes over with the invoice, dated.
- Cleaned against the property’s own check-in inventory whenever the landlord or tenant can send it over
- Kitchen wall tiles and grout included as standard, because a family let leaves grease well beyond the oven
- A dated photograph of each finished room, sent over with the invoice to whoever is paying
- Visits Monday to Friday 8am to 6pm and Saturday 9am to 6pm, booked backwards from the handover date
More detail on the equipment and the order of work: how we do end of tenancy cleaning, step by step.
Working to a handover date in B10 and B9
Our work here is spread across the terraced streets off the Coventry Road and the maisonette and flat blocks threaded between them, plus the B9 side towards Adderley Park. Landlords and letting agents can book it as readily as outgoing tenants, and we invoice them direct where that is easier. The practical constraint is always the same one: no driveway, so we park on the street and carry in, and on a full house turnaround that means a couple of trips. From Selly Oak we are about twenty-five minutes away and cover B10 on scheduled days, so booking ahead is the way to secure your handover date.
Grease behind the hob and what it does to the quote
Size matters but condition matters more, and in Small Heath the kitchen is the variable that moves the number. A house where the extractor and the tiling behind the hob have had years of heavy cooking takes far longer than a larger property that was maintained. After that it is the number of bathrooms, how far mould has gone into the sealant, whether carpets need hot-water extraction under the terms of the agreement, and whether the property is genuinely empty. The quote is fixed before we start, so a tight turnaround does not become an open-ended bill. Photos of the kitchen and bathrooms get you a fixed price.
Ring as soon as the handover date is fixed
Once per tenancy, and the only real timing advice is to call as soon as the handover date is fixed, not the week before. Small Heath turnovers are spread through the year with no single July peak, and B10 is covered on scheduled days, so booking ahead is what secures a date. A landlord running several properties here can send us each handover date as soon as notice is served, so it is booked early.
Excellent job, highly recommended.

Frequently asked questions
Yes. A landlord with a handful of B10 properties can use us for every turnaround. We can clean to the agent’s own checklist and send the invoice and the completion photographs straight to them, so nobody is out of pocket waiting on a reimbursement.
It can be. We clean what we can reach and put in writing what we could not; we do not remove belongings or furniture. A wardrobe still full, a mattress leaned against a wall, stacked boxes in a back bedroom: all of them hide surfaces, and hidden surfaces are precisely the ones a clerk writes up. Where the family can get the last of it out before our slot, that costs a great deal less than the deduction would.
Oven cavity and door glass lead by a distance, followed by the hood filter and then the tiling around the cooker, which in a family let carries a year or more of proper cooking. Bathroom grout and sealant come next. Scale is rarely the issue: the Elan Valley supply into this city is soft, so what loses a deposit in Small Heath is grease and mould.
Sometimes. It depends on where the next Small Heath set day falls, which is why booking ahead matters. Give us the handover date and the re-let date as soon as notice is served, and you will know straight away whether they can be met, before any booking is taken.
Only if your agreement says so, so check the wording: plenty of tenancies in B10 specify it and plenty do not. Where it is required we quote hot-water extraction separately and give you a receipt naming the property and date, which is what an agent asks to see. Where it is not required you can skip it.
