Driveway and Patio Cleaning in Yardley Wood for Stepped Plots
In Yardley Wood the ground shapes this job more than the housing does. The land falls away towards the canal cutting and the brook, so drives here are often stepped, laid in two or three sections with a small drop between them, and the rear paving usually sits at the bottom of that fall in the shadow of the house. Between October and March that paving barely dries at all, and what grows on it is a genuine slip risk.
The stepped layout also decides how the work is done. Water has to be washed with the fall, away from the house and towards the boundary, otherwise you simply move the silt to the lowest step and leave it heaped against a wall. Surfaces vary as much as the housing does: block paving from the 2000s next to a 1930s concrete path, brick edging, and paths running hard up against render or pebbledash where high pressure would do real and lasting damage.

Shade and gradient on stepped Yardley Wood plots
Shade and gradient together make exterior paving the hardest-working surface in the area. A rear yard on the cutting side gets very little sun from autumn onwards, so algae establishes on the paving, on the step nosings between levels and along the concrete path down the side of the house. The steps are the part that matters most, because a green step with a drop below it is where somebody actually goes over. The front drive has the opposite set of problems: tyre scrub, oil under the spot the car sits, the same road film that lands on the windows, and moss and weed working into block paving joints.
- Rear paving on the canal side that does not dry out at all between October and March
- Step nosings between drive levels, where algae is a fall risk first and a cosmetic problem second
- Concrete side paths in permanent shade between two houses, on the route to the bins and the back door
- Moss and weed growth in block paving joints, plus tyre scrub and oil where the car stands
- Paths running hard against render and pebbledash, where pressure would drive water into the base of the wall
Top step downwards, washed with the fall towards the canal
We identify the surface before anything is switched on, because one Yardley Wood property can easily carry three of them. Sound concrete and block paving take rotary cleaning at a controlled height. Anything thin, old, or running against render and pebbledash is soft-washed instead, so nothing gets forced into the foot of the wall. On a stepped plot we start at the top step and wash with the fall, so silt travels towards the boundary and off the plot. Joints get the moss and weed taken out of them, and we raise the sand question at the quote, before the machine comes out.
- Surface identified first, since a single property here can carry three different ones
- Worked from the top step downwards and washed with the fall, so silt leaves the plot instead of banking at the bottom
- Soft-wash where paving meets render or pebbledash, rotary cleaning on sound block and concrete
- Sand replacement discussed when we quote, because a machine always empties the joints of a block drive

Stepped drives and rear paving
Spring and early autumn are the two seasons, and autumn is the slot to choose in this area: clearing the rear paving and the steps before the wet months means winter starts from a clean surface, with nothing already growing. We cover the roads dropping towards the canal, the streets around School Road, and the B28 side over the railway. Access is generally fine, though on a stepped plot we may run hoses down from the road, and we will want to know where the outside tap is before anything starts. At roughly 22 minutes from Selly Oak, a slot within the week is usually possible.
Handling time on a stepped plot, and the jointing sand after
Area and condition set the price, and the gradient adds handling time on a stepped plot. The result is where expectations need care. A front drive getting reasonable sun cleans up and holds its look for a couple of years. A shaded rear yard by the cutting comes up properly clean and will start greening again the following winter, and we would sooner tell you that than let you assume a permanent fix. Cleaning a block drive also empties the jointing sand, which has to be topped back up or the blocks start to travel, and that is a real cost we put on the table at the start.
Shaded rear paving and steps yearly, sunny front drives less often
Annually for shaded rear paving, the side path and the steps, and on a stepped plot treat that as a safety interval. Front drives in reasonable light are usually fine at every one to two years. Autumn is the slot to pick here if you are only having it done once, because going into a wet season with a clean surface is worth more locally than going into a dry one with it.

Frequently asked questions
A good season or two on a shaded rear yard, not years. The cutting keeps that side damp for months at a time, which is the condition algae needs. Cleaning in autumn buys you the most, because the surface goes into winter clear instead of already seeded.
Not much harder: it changes the sequence more than the difficulty. We start at the top and wash with the fall so the water and the silt run away from the house and off the plot, and never uphill towards the back wall. On a stepped drive it also means doing one level at a time properly.
Yes, it can, and on pebbledash it is worse. High pressure at the junction where paving meets a wall drives water into the base of the render and behind the pebbledash, which turns a cleaning job into a damp problem. We soft-wash that strip and keep the rotary machine for the open sound areas.
Fresh kiln-dried sand brushed back into the joints. The machine empties them, and blocks with nothing between them begin shifting underfoot and under a car. Where the joints need it, re-sanding is quoted separately, so it belongs in the quoting conversation and not on an invoice you were not expecting.
Mostly: it will lighten a great deal and often disappears if it is recent. Old oil that has soaked into porous concrete over years improves substantially without vanishing, and we will tell you which you have before you pay for it. On a shaded plot the algae around it usually makes more visual difference than the stain itself.
