Billesley Conservatory Cleaning on Deep Estate Gardens
Billesley suits a conservatory. The interwar estate plan gave each semi a long rear garden and a plain back wall, so an addition across the back was a simple job, and many went up between the late 1980s and the 2000s. That puts most Billesley conservatories at twenty to thirty-five years old: uPVC frames that have weathered alongside the window frames and fascias, a polycarbonate or glass roof, and a small low gutter fixed along the house wall.
The garden is what sets the workload. On the plots that run down towards Chinn Brook Meadows, Swanshurst Park or Billesley Common, the bottom of the garden meets mature trees, and a conservatory at the top of that plot collects their sap, pollen and leaf. Mid-estate plots with lawn to the back fence stay much cleaner, and the price reflects the difference.

North-facing roofs and back walls that stay damp on Billesley plots
Orientation and the back wall do most of the damage. Which way a conservatory faces depends on which side of the road the semi stands, and on the side that looks north or east the roof stays damp for much of the day. Leaf and sap then settle on a wet surface and the algae beneath them takes hold. Behind many of these additions the old rear wall is pebbledashed or rendered, so when the low gutter overflows the water runs down the frame and leaves a dark streak on the dash that is harder to shift than anything on the roof.
- North and east facing rear additions on one side of each estate road, where the roof rarely dries before evening
- Sap, pollen and leaf from trees along Chinn Brook Meadows, Swanshurst Park and the Common
- uPVC frames weathered in step with the windows and fascias, fitted in the same decades
- A low gutter along the house wall that overflows down the frame and streaks the pebbledash
- Side entries and gates that are the only way to the back, so access has to be planned
Through the side entry, soft-washed at low pressure
We come through the side entry with the kit, so nothing crosses the house. The roof is soft-washed at low pressure: a solution goes on, is left long enough to loosen the algae and the sap film, and then comes off with purified water that dries clear. Low pressure matters twice over on these houses, because seals of this age let water past under force, and a jet aimed at the junction between frame and pebbledash puts water into the back wall. Frames and glazing bars are washed by hand, and the low gutter is scooped out and its outlet flushed as part of the visit.
- Kit carried through the side entry, with nothing brought through the house
- Soft-wash at low pressure, left to work on the sap film before a pure-water rinse
- Frame and pebbledash junction kept free of pressure, so water is not pushed into the back wall
- Low gutter scooped out and flushed, with any streaking on the dash below treated gently

Conservatories on the long Billesley plots
The heavier jobs sit on the roads whose gardens meet Chinn Brook Meadows, Swanshurst Park and the edges of Billesley Common, where the canopy is at the bottom of the plot. Spring is the sensible time to book, so the room is bright for summer, and at about twenty minutes from Selly Oak a slot within the week is usually possible. Access is almost always through the side entry of the semi: leave the gate unbolted or let us know the code and nobody needs to be home.
What sets the price of a Billesley conservatory clean
Roof area, the roof material and the time since it was last cleaned are what move the quote. A lean-to on a mid-estate plot with open lawn behind it is a short job. A full-width addition at the top of a garden that runs down to the Chinn Brook trees, untouched for several years, may take two applications, and photographs on WhatsApp let us say so before the day. On an older polycarbonate roof, any yellowing is sunlight damage within the sheet, so the green lifts and the colour underneath stays.
Spring and autumn by the park or Common, once a year mid-estate
Where the garden runs down to the park, the meadows or the Common, spring and autumn visits keep the sap and leaf from settling in for winter. An open mid-estate plot manages with one visit a year. The low gutter along the house wall is worth checking every autumn whatever the roof looks like, because it sits under the leaf fall and overflows down the frame long before the panels look dirty.
Absolutely brilliant service. Adefem was professional, job well done. Everything was left beautifully clean, and I was genuinely impressed.

Frequently asked questions
Usually it is which way it faces and what is at the bottom of the garden. A rear addition on the north or east facing side of the road stays damp longer, and one on a plot that runs down to the Chinn Brook trees or the park collects far more sap and leaf. Two identical semis can need quite different intervals.
Usually a mix under trees like those. Sap and algae come off with the soft-wash. If the panels are polycarbonate and have gone yellow, that is sunlight damage inside the sheet, so there is nothing on the surface to remove, and a glazier replacing them is the only fix. Photographs usually show which you have.
Often, yes. It is usually run-off from the low gutter overflowing down the frame. We clear the gutter first so it stops, then treat the streak gently at low pressure, because a jet into pebbledash at that junction pushes water into the back wall.
No. Everything goes through the side entry, which almost every semi on the estate has. Leave the gate unbolted or send us the code, and you do not need to be at home for an exterior clean.
Yes, on request. It is priced as a separate line because it needs someone home and a clear floor inside. Dust and cobweb collect along the inside of the glazing bars over the years, and on a glass roof that inside film takes more light than people expect.
