Selly Park Conservatory Cleaning for Roofs Under Mature Trees

Selly Park conservatories have a particular problem, and the reason is simple: the plots are big, the gardens are old and well planted, and the rear additions built through the 1990s and 2000s went in underneath trees that were already established. Twenty-five years on, the branches are over the roof and the panels have never been touched. A conservatory here goes green faster than the same room on an open plot two miles away, and it goes green in a way that is harder to shift.

That second part is what people underestimate. Under a tree the roof collects more than plain algae: sap, honeydew and leaf tannin are laid over it through every summer, and that layer is sticky, acidic and needs dwell time before anything underneath will move. Blasting it achieves little, and on a polycarbonate roof it is actively destructive. Everything here is soft washed at low pressure with the solution left to do the actual work.

A compound layer of sap, tannin and algae under the branches

Overhanging branches change every part of this job. The panels carry a compound layer on top of the algae, so a single pass rarely finishes it. The frame joints and seals collect wet leaf litter that holds moisture against the rubber and ages it early. Most of all, the conservatory gutter sits lower than the house run and directly under the canopy, so it fills first, blocks hardest and overflows straight down the frame and the side glazing, which is why so many roofs around here have a permanent green stripe below one corner. And the room itself goes dark, which is generally what prompts the call rather than the roof.

  • Branches directly over the roof, so algae arrives bonded under a layer of sap, honeydew and tannin
  • Conservatory gutters sitting under the canopy, filling and blocking well before the house run does
  • Wet leaf litter lodged in the frame joints and against the seals, ageing the rubber early
  • Rear additions from the 1990s and 2000s, now old enough that many have never been properly cleaned
  • A visibly darker room, which is what most people actually notice before they notice the roof

Soft washing with dwell time for the sap layer

Soft washing throughout, on glass and polycarbonate alike. The solution goes on at low pressure and is given time to break down the tannin and sap layer, because the algae underneath will not move until that has gone, then it is rinsed off with filtered pure water so the panels dry without spotting. Frames, glazing bars and finials are cleaned by hand, and the seals are inspected as we go and reported if they are perished. Clearing and flushing the conservatory gutter sits inside the price here, because under these trees it is half the problem.

  • Low pressure soft wash with dwell time for the sap and tannin layer, never a jet on polycarbonate
  • A second application quoted openly where a roof has sat under a tree for years
  • Frames, bars, finials and seals by hand, with anything perished reported to you
  • Conservatory guttering emptied and flushed in the same visit, since it is the first thing to block in these gardens

Under the trees at the back

Conservatories in Selly Park are almost all rear additions on the Edwardian and interwar houses off the Pershore Road and on the streets towards the Recreation Ground, and the worst affected back onto mature planting or the green land along the Rea. Spring is the natural time, so the room is usable and light through the summer, and the conservatory gutter is cleared on the same visit, from the ground. Being five minutes away, the autumn follow-up can be a short visit.

Roof size, glazing and years under a lime or sycamore

Three things: the size of the roof, what it is glazed in, and how many years it has gone untouched. A regularly cleaned lean-to on a Selly Park semi is quick work. A large roof that has sat under a lime or a sycamore for eight or ten years takes far longer, may need two applications of solution, and photographs tell us far more than a guess over the phone. One limit applies to the older polycarbonate roofs: yellowing runs through the panel itself as ultraviolet degradation, so it is not something cleaning removes. Algae comes off entirely.

Spring and autumn for any roof with branches over it

Twice a year for anything with branches over it, which describes many conservatories in Selly Park: spring for the light, and autumn to take off the leaf and sap load before it sits there through the winter. Once a year is enough for a roof in an open part of the garden away from the trees. Whatever the panels need, the conservatory gutter benefits from the shorter interval on its own account, because it overflows long before the roof starts to look bad.

Frequently asked questions

Because of what is directly above it. Branches over the roof supply constant shade, moisture, sap and leaf litter, which is close to ideal conditions for algae. On an open plot a conservatory might go two years looking respectable; under a mature tree in a Selly Park garden it will be visibly green within one, which is why we suggest twice a year for those.

Quicker and far more damaging. High pressure scratches polycarbonate permanently, forces water past ageing seals into the frame, and can crack older glazing bars. Under a tree it would not even work especially well, because the sap and tannin layer needs chemistry and dwell time rather than brute force.

Only in the pressure and the finish. Glass takes the same soft wash and dwell time for the sap layer, then a pure water rinse that dries without spotting, and it comes up clear with no scratching risk. Polycarbonate gets the same treatment more gently, and any yellowing in an older panel is ultraviolet damage that stays, which we point out before starting.

Yes, as standard, and around here it is arguably the more important half of the job. It sits lower than the house run and right beneath the branches, so it blocks first and then overflows down the frame and the side glazing, which is what leaves that green stripe running under one corner.

Yes, on request, and it is worth asking about if the roof has been left a long while, because condensation and dust build on the inside of the panels and along the glazing bars as well. It needs somebody at home and a clear floor underneath, so we quote it separately from the outside job.
