Olton House Cleaning for Period Villas and Family Semis
Two quite different houses share this postcode and they need different amounts of time. On the older roads there are substantial Victorian and Edwardian villas: three receptions, a return stair with a half-landing, more than one bathroom, tiled hall floors and a lot of painted timber. Between the Warwick Road and the railway there is a wide belt of interwar and post-war semis, conventional inside and much quicker to do well. Quoting the second as though it were the first, or the first as though it were the second, is the easiest way for a regular arrangement to go wrong here, so we walk the house before anyone commits.
The fabric is the other reason a standing arrangement suits Olton. A villa hall floor, waxed boards, original door furniture and painted joinery all want one agreed product policy, applied the same way every fortnight. That takes a couple of visits to learn and then it looks after itself. What this page is not about is a one-off rescue or a move-out clean: this is the fortnightly or weekly visit that keeps a house where it already is.

Villas that take a morning even when tidy, semis that run busy
Size is what brings most Olton households onto a schedule, not mess. A villa can be perfectly tidy and still take most of a morning, because a return stair, three receptions and two or three bathrooms are simply a lot of surface to cover properly. The semis nearer the railway are the opposite case: smaller, but busier, with children, pets and a school run setting the pattern. The tree cover across the older roads matters indoors as well as out. Heavy mature planting means leaf litter, sap and damp underfoot walked in from October to March, and the hall, the runner and the back door take it first. Dust and pollen through open windows add to the sills in summer.
- Villa layouts with three receptions and a return stair, which take real time even when the house is spotless
- Tiled halls, waxed boards and painted joinery that need one agreed product policy, never whatever this week’s bottle happens to be
- Family semis between the Warwick Road and the railway, where children, pets and the school run set the pace
- Heavy tree cover on the older roads, so leaf litter and damp are walked into halls and stairs for half the year
- Households out at work all day, who give us a key or code so they need not be in
A rolling schedule for the rooms a villa hardly uses
The scope is agreed room by room before the first visit and it names what we will leave alone as well as what we will clean: which floor stays dry, which timber only sees a pH-neutral product, which door furniture is not going anywhere near a spray. In a large house it also names the rooms on a rolling schedule, not every visit, so the far end of the property still gets covered without inflating every booking. After that the day holds, the time barely moves and the scope is followed the same way each visit. Hours go to the rooms in daily use, with less spent on receptions that are opened twice a year.
- A written scope naming the surfaces to leave alone as well as the ones to clean
- A rolling schedule for low-use rooms in the villas, so nothing is permanently skipped or needlessly repeated
- Hours weighted to the kitchen, the family bathroom and the stairs, not shared out evenly
- If you give us a key or code, you need not be in, on the same weekday each time
- Internal glass and sills included where asked, with external glazing kept on its own booking

Two kinds of Olton house, two kinds of booking
On the older roads, including the conservation stretches of St Bernard’s Road, Grange Road and Kineton Green Road, the typical house is a larger villa, suited to a weekly or fortnightly visit with laundry or ironing attached. Between the Warwick Road and the railway it is family semis, where weekly often suits better. The wide plots and in-and-out driveways mean the van sits off the road on most jobs, which is a real practical advantage on the narrower conservation streets where kerbside space is tight. Olton is about twenty-two minutes from the Selly Oak base, so a slot within the week is usually possible, and household needs here stay level across the year.
Bathrooms and hand-cleaned joinery in an Olton villa price
A regular clean is priced per visit on how long the property takes, and the figure stays put so you can budget for it. The villas are where people underestimate: room count, the stair, the number of bathrooms and the amount of hand-cleaned joinery matter far more than a floor area on a survey. A house with three bathrooms is a different job from a house with one, whatever the square footage says. Fortnightly and monthly visits cost a little more each time than weekly ones, because more accumulates between them. Ironing, laundry and internal window cleaning are priced as named additions so you can see what they are costing and drop them if you want to.
Weekly near the railway, with an autumn step-up on treed roads
Weekly suits the family semis near the railway and the larger villas where several people are in and out all day. Fortnightly suits a villa lived in by one or two people, where the rooms in daily use are few. Monthly works if you keep on top of the day to day yourself and want the heavier rooms done properly, though in a six-bedroom villa a month leaves a lot to pick up. In autumn it can make sense on the tree-heavy roads to move from fortnightly to weekly for a few months and then go back.

Frequently asked questions
No. Olton sits in B92 and part of B91 under Solihull Metropolitan Borough Council, about twenty-two minutes from the Selly Oak base, and the boundary makes no difference to availability.
Through the written scope. Once it records that the hall tiles are damp-mopped only, that the stair timber takes a pH-neutral product and that two top-floor rooms are used twice a year, every visit follows it and the house goes faster than on a first visit. Any change to the day is flagged before the visit, not after.
Products agreed at the start and written into the scope. The original tiled hall floor gets a neutral cleaner and a damp mop, and painted doors, frames and architraves a mild solution and a soft cloth, so nothing dulls the finish over a year of visits.
Internal glass and sills, yes, if they are in the scope. The outside of a three-storey villa elevation needs a water-fed pole and its own window cleaning booking, so we keep it separate from a fortnightly house clean. Booking both on the same day is the efficient version.
On the drive, usually. The wide Olton plots and their in-and-out driveways mean we are off the carriageway on most jobs, which matters on the narrower conservation streets where kerbside space is contested. If your property has no on-plot space, tell us when you book and we will plan the load so it is one carry, not several.
Partly. Rooms on a cold, north-facing side get condensation on the glass in winter, and that condensation is what feeds the black mould you see on window reveals and in the corners. We can remove the growth from reveals, frames and painted surfaces and keep it from re-establishing between visits. What cleaning cannot do is fix the cause, which lies in ventilation and heating, so we will point out where the growth keeps returning instead of quietly wiping it every fortnight for a year.
