Gutter Cleaning for Cradley Heath Terraces and Shared Runs
Cradley Heath terraces carry one continuous gutter run across several houses, so a blockage over next door but one still finishes up on your wall. Clearing your own length in isolation often changes nothing. Where we can, we do the whole run in a single visit, which is what stops the overflow for good.
The local complication is settlement. Where an old terrace has moved over the years, gutter runs go out of level, joints open and brackets pull away from the fascia. Clearing takes the debris out and stops the overflow at a blockage, but it will not correct a fall that has changed. We will tell you which you have, with a photograph, and since we do not carry out gutter repairs there is nothing in it for us either way.

Shared runs, porous tiles and a fall that has changed
Three things fill gutters in B64. Moss shedding off the roof slope, which the older houses produce in quantity because the tiles are porous and the yards behind them stay damp for months. Grit and silt off roofing that in many cases has never been renewed. And on a terrace, the plain fact that nobody owns the shared run, so it goes unattended until water is coming down somebody’s rear wall. Sitting underneath all of that is settlement in some older terraces, which quietly turns a run that used to drain into one that ponds. The first sign is usually a damp patch on a back bedroom wall above the yard, and nobody sees that from the street.
- Continuous runs shared across several terraces, where the blockage is rarely above the house that reports it
- Moss and roof grit shedding off porous old tiles into gutters above a permanently damp yard
- Joints opened and brackets pulled where an old terrace has settled, so a cleared gutter can still stand full of water
- Low gutters over rear additions and surviving workshop ranges, entirely out of sight from the street
- Downpipes discharging to a yard gully that drains into a shared entry, so a blocked gully floods the neighbours too
Silt out, downpipes flushed and the yard gully checked
Everything is cleared from the ground with a pole-mounted vacuum, and it suits Cradley Heath well: nothing depends on tipped paving for footing, and nothing rests against old brick or painted render. We take silt and moss out as well as leaves, because silt is what actually holds standing water. Downpipes are flushed and the yard gully checked, since a blocked gully in a walled yard has nowhere to overflow except the entry. Anything cracked, sagging or pulled off the fascia gets photographed.
- Pole-mounted vacuum from ground level, reaching up to three storeys with nothing resting on the house
- Silt and moss taken out as well as the leaves sitting on top of them
- Downpipes flushed and the yard gully checked, because a walled yard has no other route for an overflow
- Photographs of opened joints and sagging runs, with a note on what clearing will and will not fix

Shared terrace runs and settled fall
The bulk of this is in the older terraced streets off the High Street and towards Haden Hill Park, where the runs are continuous and the rear additions carry a second, lower length of guttering over the yard. Access to the back is through the entry, so an unlocked gate with the bins moved is all we ask for. Autumn is the main season, but the low gutter over a shaded yard silts up whatever the season. We cover Cradley Heath alongside Blackheath and Rowley Regis on a set day, so autumn dates are worth booking early.
One house or the whole terrace run: how the quote changes
A two-storey terrace on its own is a short job at a modest height and it is priced accordingly. Two things change the figure. Compacted silt, as opposed to one autumn of leaves, takes considerably longer and may need the downpipe rodding as well as flushing. And clearing one house out of a shared run is compromised before we start, so where the blockage sits further along, we suggest booking the neighbours on the same visit, which is simply more convenient and actually solves it.
Late autumn yearly, plus the low run over the yard
Once a year for a standard Cradley Heath terrace, ideally late autumn once the leaves are down and before winter rain settles in properly. The lower gutter over a rear addition or an old workshop range often wants a second visit, because moss keeps arriving off the main slope above it and the yard underneath never dries out enough to slow that down. Where a run has settled out of level, clearing more often is a holding measure and we will describe it as one.
Overall satisfied with service this company has provided leaving windows & guttering clean.

Frequently asked questions
Because the fall has changed. Where an old terrace has settled, the gutter no longer runs downhill towards the outlet, so water stands in a low section and tips over the front edge. Clearing debris out will not put the fall back. That needs the brackets resetting, which is a repair and not a clean.
Ideally, yes. On a continuous terrace run a blockage three doors along still overflows onto your section, so clearing your length alone often achieves very little. Doing the whole run in one visit is more effective, and we are happy to quote it that way if you can get the neighbours to agree.
No. We clear from the ground with a pole-mounted vacuum, so nothing rests on the soft handmade brick and painted render of the older houses, and uneven paving makes no difference to the work.
Often it is, because the low gutter over a rear addition sits directly above that wall and overflows onto it. But not always. If the cause is a cracked section, an opened joint or a run that has dropped away from the fascia, clearing will not stop it, and we will photograph what we find and tell you. We do not do gutter repairs, so we gain nothing by overstating it.
Only if the blockage is on your length. On a shared run we check where the water is standing before quoting. If it is over next door but one, clearing your stretch alone would not stop the overflow, and the quote reflects that. Two or three houses on the same run booked together is the version that fixes it.
