Office and Unit Cleaning Across the Longbridge Redevelopment

Longbridge has a working commercial centre built on the old plant site. The former Austin and Rover plant has been rebuilt as a mixed development with a town centre, retail units, a college campus, office space and new business premises on ground that was a factory within living memory. That puts a shop floor, a first-floor office suite, a training building and a light industrial unit within a few hundred metres of each other, all with different opening hours and different people holding the keys.

The other thing regeneration produces is dust. Phases of the site are still being built out, and fine construction dust arrives on shoes and through open doors, settles on pale floors, glazed entrance screens and desk surfaces, and makes an office look neglected within days of a clean. It is a matting and frequency problem that no product fixes, and it is the single biggest thing we plan around here. Longbridge is twenty minutes down the A38 from our Selly Oak base, close enough that a slot within the week is usually possible and an 8am start is simple to hold.

Glazed entrances and washrooms on the Longbridge estates

Workplaces here fail at the entrance and in the washroom, and the entrance is the part people underestimate. A glazed entrance screen on a modern unit shows a single hand mark across the whole panel, and the matting behind it is usually too short to take the grit off a pair of shoes before they reach the floor beyond. Once that grit is on vinyl or a polished floor it works like sandpaper, and no amount of mopping restores a surface that has been walked dull. Washrooms in shared and multi-let buildings have the opposite problem: they are used by more people than the occupier counts, so consumables run out at the worst moment and nobody in the building considers it their job. Staff kitchens go the same way. Then there is the waste, which on a multi-let site means a shared bin store that reflects the worst tenant in the building.

  • Glazed entrance screens and internal doors on the newer units, where one hand mark reads across the whole panel
  • Matting runs too short for the grit and construction dust the site still generates, so it reaches the hard floor and dulls it
  • Shared washrooms in multi-let buildings, used by more people than the tenant counts and running out between orders
  • Staff kitchens that stop having an owner once more than a few people share the fridge and the microwave
  • Shared bin stores on a managed estate, where one tenant’s cardboard quickly becomes everybody’s problem
  • Managing agents and landlords needing a written specification, insurance and method statements before anyone sets foot on site

Agreeing the specification with whoever holds the Longbridge lease

For anything on a managed estate we agree the specification with whoever actually holds responsibility, which is often the agent rather than the occupier, and it goes in writing before the first visit: areas, frequencies, what is daily, what is weekly, what is periodic, and where our boundary stops. Access is arranged around the site, so the barrier or gate arrangements, the alarm sequence and an emergency contact are all recorded. Visits run within our hours, 8am to 6pm on weekdays and 9am to 6pm on Saturdays, and an 8am start usually has an office or shop clear before the working day begins. We sign and date an attendance sheet on site each visit. Insurance, risk assessments and method statements go across before a start date is agreed, because on a site like this that paperwork is usually the thing holding everything up.

  • A written specification split into daily, weekly and periodic tasks, agreed with the occupier or the managing agent
  • Early access arranged in writing, covering the alarm sequence, any barrier or gate, and a named contact if access fails on the morning
  • A dated attendance sheet signed on site, so nobody has to take the visit on trust
  • Insurance, risk assessments and method statements supplied before a start date is set
  • Entrance matting and hard floors treated as the priority, since that is where site dust does lasting damage

How the site is laid out for a cleaner

The commercial premises sit around the town centre, the station and the college campus, with newer business space and units on the rebuilt ground beyond. Practically that is a good place to work: proper service access, off-street parking, and loading arrangements designed in rather than improvised on a Victorian street. It also means several different organisations control different parts of the estate, so the first question on any quote is who holds the key and who signs the invoice, and the answer is not always the person who rang us. The college campus adds a rhythm the rest of the site does not have, since term time and holidays change the footfall completely and a specification written in November is wrong in August unless it says so. Behind the development sit the older Austin-era streets, where the commercial stock is a parade shop, a takeaway or a small office, nothing at estate scale, and those are a separate kind of booking entirely. At twenty minutes from Selly Oak, a recurring contract can go on the same weekday each time, from an 8am start.

The countable things behind a Longbridge contract price

Every contract is quoted on the same countable things: floor area, how many washrooms and cubicles, how much of the floor is hard and how much is carpet, how many visits a week, and which days they fall on. On this site two extra factors matter. The first is the entrance and the matting run, because on ground still being built out that is a real block of time every visit. The second is who the invoice goes to, since a specification agreed with a managing agent tends to be more detailed than one agreed with an occupier, and detail takes time to set up. Consumables can be supplied and billed with the clean or left to you, and we price both so you can compare.

Daily for retail, two or three visits for the campus offices

Retail and food premises want a visit every day from Monday to Saturday, before opening. Office suites here usually settle on two or three visits a week with the washrooms and kitchen done every time, which is a better use of the money than five short visits that skim everything. Communal and shared areas on the managed buildings generally run weekly, with the bin store more often where a tenant takes regular deliveries. Construction dust pushes entrance and matting frequency up while the phases are still being built out, and we would rather raise that one item than the whole contract.

Frequently asked questions

Yes. The old plant site has been rebuilt with a town centre, retail, a college campus, office space and new business premises, so there are real workplaces here, well beyond a parade and a church hall. It is a mixed development more than a city-centre office market, and the specification is written to match.

Usually. Our hours are 8am to 6pm on weekdays and 9am to 6pm on Saturdays, and an 8am start clears most suites before people are at their desks. We agree the access, the alarm sequence and an emergency contact in writing first, because arriving at eight with no way past the barrier helps nobody.

The site is still being built out in phases, and construction dust behaves differently to ordinary office dust. It comes in on shoes and through doors and settles on pale floors and glass. The fix is usually a longer matting run and a higher frequency at the entrance, not a stronger product.

Yes, and on the managed buildings here that is usually the right arrangement. We contract with whoever holds responsibility for the space, work to the specification they agree, and invoice them. Individual occupiers do not get separate bills from us for shared areas.

We sign and date an attendance sheet kept on site every visit. The complaint an agent hears most often about a cleaning contractor is that nobody can tell whether they attended, and a dated sheet settles it without anyone having to chase.

Public liability insurance, risk assessments, method statements for the tasks and safety data sheets for the products. On a managed estate that pack normally decides how quickly a start date can be set, so we send it with the quote. If the estate runs its own contractor induction or permit system, we will complete it before the first visit, so nobody discovers on the morning that we cannot get past the barrier.

Yes, it should, and this is a case where a specification genuinely needs a seasonal note. Footfall through a teaching or training building in term time is nothing like August, and a contract that ignores that either overcharges you for four months or fails for eight. We write the term-time and holiday frequencies in as separate lines so the change happens without a phone call.

The written specification is agreed before the contract starts, and it covers the tasks, the frequency and the access arrangements, including the barrier and the alarm sequence. Because everything needed to get in and do the job is on that document, a visit does not depend on one person remembering how the site works, and you are not left finding out at the gate. If a visit ever has to move, we tell you as soon as we know and agree the replacement day on the same call, usually within the week.
